I am beginning to learn about real estate investing and was wondering if anyone would be willing to teach me about how the process goes from how they find deals to closing the deal, and maybe any rehab they do on the way.

Getting the first deal and going through process will teach you more than any book, podcast or advice.  

What are some tips you can share about balancing teaching with real estate investing?

Owners will pay higher.Or it may be a rental and they are not rehabbed to high end and can pay higher too.Or if its a small market, they may be overpaying to teach you a lesson to go away. 

Coming from my experience getting my license here in DFW the RE PreLicensing course doesn't really teach you anything about how to do any real estate deal none the less a deal for investors.

I can only hope one day I have the experience to share & teach others. 

It appears that I need some help and think taking some sort of class to teach me the set up and working nature of the program is needed.
