Teachers investing in real estate

Hello, I am a teacher in CA looking to see if there are any teachers on BP that are investing in Real Estate like me. What are some tips you can share about balancing teaching with real estate investing? I am wondering if veteran teachers would share with me things that they would do in their first few years of real estate. I know there's certain benefits like DPA programs for teachers to take advantage but anything else?
