Looking for advice help me learn about the real estate business

My name is Mehtab I am located in Sacramento, CA. I am beginning to learn about real estate investing and was wondering if anyone would be willing to teach me about how the process goes from how they find deals to closing the deal, and maybe any rehab they do on the way. I don't have much to offer but I am trying to start my real estate career soon and I am figuring out ways on how I should start. If anyone is available locally that would be great but I am also willing to call or zoom because all I am looking for right now is information. I have minimal experience in analyzing deals, but I am excited and willing to learn from an experienced investor. I am mostly leaning towards out-of-state real estate investing but as I am getting started I think that going to a property and seeing it would make sense for a first-time investment and it would be the safest option. Thank you for your time.
