I feel it is important to pull the trigger and buy.

Haven't pulled the trigger yet though.

I'm converting a duplex into a 3 unit property in Portland, OR and having to add fire sprinklers as an example (any additional space may trigger sprinklers).  

@Marcus B Hsu I'm in the middle of a cash out refinance and I haven't even looked at the points lol every property is different but this is a BRRRR i'm living in, I just needed to pull out over $20k to get all cash out and I'm pulling out $38k, my rate dropped from 4.5% to 2.9%, and our monthly payment will go up less than $100 per month and thats all I needed to know to pull the trigger. 

Prim people who finally put their research into action and pulled the trigger on their first deal.

Also because our daughter needed a room for going to college so that was our trigger to start investing.

I'm in Austin and have been eyeing those courses with Gene for months now but haven't pulled the trigger yet.

And don't get discouraged, it's hard to find a property that works, but keep at it, and keep running the calculator and when you find a place that does work, you'll have the confidence to pull the trigger.

If we should just keep it small for our first property and let the investments do their thing or pull the trigger on a multi and shift things around if it comes up?
