@Marcus B Hsu I'm in the middle of a cash out refinance and I haven't even looked at the points lol every property is different but this is a BRRRR i'm living in, I just needed to pull out over $20k to get all cash out and I'm pulling out $38k, my rate dropped from 4.5% to 2.9%, and our monthly payment will go up less than $100 per month and thats all I needed to know to pull the trigger

And don't get discouraged, it's hard to find a property that works, but keep at it, and keep running the calculator and when you find a place that does work, you'll have the confidence to pull the trigger.
