I was going to check the property out after the holidays so I did not know that yet.Account Closed I have not seen the property yet but according to Brandyn it sounds like repairs are needed so that would definitely factor into the offer I would put down (if the property is still worth the hassle). 

I just fail to see why anyone on $300k/y can't get their own finance for a $259k holiday home, without needing to be "creative".

But it sure sounds like you have your ducks in a row, and as a broker, I truly appreciate your mind set when approaching financing needs, it will help you down the road and through the process.Happy Holidays!

I'm looking for some people who'd be interested in jump starting our REIA after the holidays...

My rent is due on the 1st of the month and must be received by the 4th (this is due to holidays and weekends etc) and on the 5th of the month they owe an additional 10% of the rent that is owed.

I've learned on this when I forgot the Monday before the auction was a holiday and had to spend the whole weekend hitting up ATMS and paying fees to Western Union to transfer my own money to me to get the cash.
