As with all mentorships, it is good to come into the space with a draft of high level goals and self-awareness.

Also remember even with a high amount of financing, the lender will want to see you have reserves to cover the project in case it goes over budget. 

There is always risk but in this case the risk is too high.

The stats can easily show a high occupancy rate if it's an under served community - which makes sense if there's laws against it.

New supply hit all-time highs or very close to it for many cities in the state.

With low prices, high demand for rental properties, strong potential for appreciation, tax incentives, and renovation opportunities, investors should consider Detroit to diversify their real estate portfolio.
