Thanks for your reply, the lease has a clause " Tenant and guests will not use premises in such way as to commit waste (severe property damage) or create a nuisance by annoying, disturbing or interfering with the quiet enjoyment of peace and quiet of any other tenant or nearby resident."

I don't enjoy paying taxes, but, as Nicholas said, spending 70 to save 30 isn't great.

I enjoy seeing the enthusiasm of the next generation and if I can give them a little bit of hope & direction in how they can change their future and can learn to invest and can learn to help others, I call that a good use of my time.   

Now I will own a house rather than renting, my monthly mortgage on a 3/1 will be less than my rent on a 1/1, ignoring vacancy, and I will enjoy all the tax benefits.

Your lease should have something in it about quiet enjoyment of the property meaning no loud music after a certain time. 

I’ve made mistakes along the way, learned a ton, and am putting systems in place to better automate my business and gain more time to spend with my family and enjoying Europe.

The ones that came to me with most of their homework done were the most enjoyable to work with.
