Newbie from Colorado
Hey everyone! I am new to real estate investing and am excited to start making moves. This platform has been so helpful and encouraging but I have yet to get plugged in. I am in Loveland, Colorado (hour North of Denver just South of Fort Collins) the market is blowing up, even in our current times. Is anyone in this area or does anyone invest in this area? I would love some advice on what approach is best considering the high prices. I am not ready to invest out of state but maybe down the road:). So far, it seems like a house hack is my best option. Any advice is welcome as I am just now moving out of the initial learning stage (listening to podcasts, reading books, talking to friends who invest, etc.)! Thanks and I am so glad to be here.

Hi Sara, Welcome to the forums! A house hack is a great way to get started, that's how I got started in this area (Gunbarrel). It's hard to beat a low downpayment and having housemates help offset the mortgage payments! Loveland is such a nice area. I know it's gotten a little bit expensive just in the past few years, but with the proximity to both RMNP and Fort Collins, plus nice local areas like Devil's Backbone, Carter Lake, etc. I'm actually surprised it's not more expensive there already.
