We may have an opportunity to turn a 16 unit motel into an apartment complex in CT. all rooms would be studios minus one 2 bedroom apartment that is existing. i have been in talks with the town's building department and just need to speak with zoning now. all sounds pretty promising as far as any hoops we need to jump through. does anyone have any experience with this?

Hello, I'm planning to convert my 400sqft garage into two bedrooms and a kitchen.

Also my plan is for my GF to move in and pay around 1.1K and I'll pay the remainder around 1-1.4K with the option to rent out the remaining bedroom in the upstairs for another 1K.PP: $1MMortgage: 4k4 Beds 2.75 baths 1900 SQ FT Lot size 8.3K SQ FTTenants paying 1.7K currently downstairs. 

I put egress windows in the two basement bedrooms and added 2 kitchens, to make a 4 bedroom 3 bath home into a 6 bedroom 4 bathroom home, that was broke up onto 3 apartments.

It had 5 bedrooms and 2 baths.

If you rent out the other bedrooms and have roommates for the other bedrooms you will come out ahead.I live in Texas, so if you have any questions about this area let me know.

. - each unit is over occupied; one 2 bedroom has 8 occupants with beds in living room etc. lots of poor tenant improvements… extension cords coming out of windows, sheets on windows, etc-fairly nice area- property was mismanaged and is quite sloppy.

After that work is complete, we will have 1 3 bedroom rental upstairs and 2 1 unit bedrooms downstairs with a potential store front / office use space.My question is in regards to financing.

It has the option to convert the basement into a bedroom as well since it has an evac window, it makes it particularly appealing as it also has a separate closet and full private bath.

It's almost 3000 sq ft with 5 bedrooms, 5 bathrooms, two living rooms (first and third floors), and a wet bar on every floor.The nice thing about these larger vacation rentals is that they typically come furnished.
