I learned this lesson (luckily not the hard way), when I first started looking at the highest cashflowing cities like Detroit, and random cities in the boonies without a whole lot of jobs/ opportunity around.

How much money do you need to spend before you make a deal.The reason DMM flat out SUCKS is because more than most other marketing venues, DMM is highly unreliable because it depends where you get your list from, what people you target and it relies mainly on luck.The more mailers you send out the luckier you will get.What you should be doing is figure out the cost/deal for PPC, Facebook ads, DMM, Cold Calling etc. etc and then make sure you have the required funds available BEFORE you spend a cent or ask anyone here if that amount is good enough.Asking random people here on BP if $3K is enough...

I'm pretty technology dumb and he is always taking care of my random requests (especially getting me set up with emails and getting everything to feed into investorfuse).  

I'm very sorry that you're dealing with this.Maybe you could hire some random very large, scary guys to break into the place and be "surprised" to find him there, and then wonder why the guy's face keeps running into their fists.

We've had 5 guest codes generated since and every one has been wrong and it keeps adding these 3 random "backup codes" with codes I've never added before.

Even having an LLC may not be worth it.You are right on the names, use anything random that you chose.

I’m in the process of closing on my first rental as well and I literally (and randomly) threw up when i found out my offer was accepted lol.

No adaptability for pre-screening questions - remember that book that random bearded dude wrote on about managing rental properties.

I build decks, replace a random door, fix a window, mow a few properties... that kind of maintenance stuff.
