When you have the newly renovated property, it should command the high end of what comparable properties rent for in the area.  

Being newly self-employed has made it tough to find financing on my own, but my partner/investor/family member has been willing to be a co-borrower for my first few transactions which has helped me get around that aspect of the lending process so far. 

I own a real estate development and vacation rental business in STL , MO, and I know Missouri requires you to obtain a RE license when launching a property management company, but does anyone know of a way around that for "Vacation Rental Management" or do the same rules apply???

I suppose what I shall do is wait 6-8 weeks for my first loan to close and, in the meantime, put in all the work myself and actually ready the campaign for launch 100%. 

This works out pretty well because we wind up with newly remodeled properties that are topping 1%.  

When things turn south there will not be enough organic buyers to absorb the newly re-created inventory.

Long story short, newly weds moved in, wife was completely clueless on how living on your own worked and called all the time due to husband being gone.  2K fridge broke due to her changing the settings, fixing garbage disposal because she threw chicken bones in it.. hot mess.
