Greetings Everyone,

Any advice on starting a direct mail campaign?

Let me tell you a little bit about my specific situation.

I'm looking to start a direct mail campaign that would market beachfront lots that I will make a commission on. I have relationships with the owners of 2 different projects. Both projects are on the coast of Ecuador, but I would be marketing to people in the US, most likely retirees, as Ecuador has a massive American & Canadian expat community.

In order for me to get started as an investor myself, I need funding. I have decided to not use any loans for my first investment and simply make the 50k outright. This is one of the streams of income that will help me actualize my personal investments.

This is what I know I need to figure out:

- Identify target market

- Identify target area

- Create a script

- Develop a mailing list

- Create a mailing piece

- Code response vehicle

- Test the campaign

- Run the campaign

- Handle customer responses

- Analyze results of the campaign

What else do I need to do besides actually start?

Also, I had the idea that taking care of most of this myself, but bringing on a partner that would cover the actual costs of the mailings, thereby splitting commissions 50-50 could be a good way to start out with reduced risk. 

If you have any ideas on how I could locate this potential partner, that would be much appreciated.

Love the  gist of the plan, but now the big hurdle will be who actually does the legwork?  Will you pay a premium and farm out to a Direct Mailing house?  Will you hire local letter writers/stuffers/delivery or will you be doing that yourself week in and week out?  Will you put your supplies on "auto" from Amazon or will you always remember to order envelopes, stamps, paper, etc week in and week out?  It's nice to write "run the campaign" down on a list, but actually doing it week in and week out without lagging takes focus.  You seem ready and organized and smart to look for a 50/50 partner to split the costs...just remember that the real plan is in the minutia.  Good luck!
