But I would have been interested in an automated pricing tool if it worked well.The flaw in those systems, as I see it, is that they must largely rely on the prices of similar units around them.

There are a lot of great automation tools that can help organize and continually touch a database.

That might be more automation (and cost) that you're looking for, but it seemed like a good idea when it comes to scaling the business.

Direct mailing is kinda like shooting in the dark tbh.Not to say you can't get a positive ROI w/ direct mail...it's just a lot harder to justify when there are literally people LOOKING for you...much better conversion rates & much less work if you can automate.
