Investor in Ypsilanti looking for my first rehab.

Hello all im actively looking for my first rehab property to flip. In the last 4 months my retailer has shown me a few properties but the issue I am experiencing is most of the fixer-uppers that reach the MLS are almost impossible to make money after calculating rehab cost. Afte look at comparables most of these deals would yield a negative ROI.


Are there any local investor or wholesaler that have properties in the surrounding areas that I can purchase from??? Ypsilanti, Ann Arbor, Canton etc..

Also should I be finding rehab properties somewhere else other then the MLS? right now my realtors sends me automated listing to my email but I just don't see any thing worth investing in.
