If you are a big enough agent in the space, people tend to send you off-market deals/distressed stuff as well.

These were not our top 2 priorities but we're in the process of doing our due diligence and knowing all of the major and minor things people think we should look at will help us make sure we don't miss anything.

@Matt "Roar" GardnerI’ve also been looking in Destin but no matter if its Destin or the Poconos in PA… When people say that a market is a gold mine if the numbers work… I’m not sure the numbers work right now.

Many people have bought at higher rates, and have made STRs work in that market.

This strategy works great because there is a huge need for affordable housing here in Denver and paying 750 for a bedroom is a good deal for people that want to live here but can't afford a one bedroom apartment.

Also I think big agency reports like zillow will be what people want you to accept and they just aren't complete in my opinion.
