What to do when tenant gets evicted by sheriff
After a few months of paperwork, my lawyer has confirmed the sheriff will be going to the property to evict my tenant for non payment of rent.
I'm asked by the sheriff to be at the property at a certain time with a locksmith. Once they get the tenant out while I'm there, do i make him take his stuff? Do I have to sit there and watch until he's all cleared out? If not, do I have to go back with the tenant at another date / time to get his stuff out ?
what am I supposed to do when the sheriff removes tenant? Sit and watch the whole thing?
anyone have any experience on this matter would GREATLY appreciate your input.

State laws vary, so you should talk to the Sheriff's Department and see what to expect.
In most states, the Sheriff will show up and expect the person to be out. If they are not, then the Sheriff removes the individual from the property, gives you access, and then you can remove everything from the rental and place it on the curb. Then you change the locks and leave. What happens to the stuff on the curb is the tenant's responsibility and you can't be held liable for things that are missing or ruined.
