The city inspection sites additional work in order for the sale to occur, ie...electrical work (no ground wires in the living room, bad GFI in kitchen, non code single strand wires to electric panel-this requires a permit, non code wire splice to ceiling in basement, outlet to code in basement laundry); install gas line to code; fix broken basement storm window.

@Trevor Haney No, NF would put me through a consumer loan, individually i can max it to 50k, with a cosigner 100k.In city permits it would come out to about 8k it all varies, on the extras added in the drawing. for example: 15 outlets $75, 1 water heater $72, etc.. all these are number i got from the actual city.

Knob and tube wiring in basement of duplex

The cost wasn't bad - I had knob & tube removed and some additional electrical work done (added some outlets, added/moved some light switches, added a few wall lights, etc.) and it came out to under 2K (luckily my electrician is very reasonable - $40 an hour).As far as I know they removed all the knob & tube VIA the basement.

You will obviously repair things that are non-functional (bad outlet, stove burner is out, or other things missed during your inspections) but any requests for improvements should be denied.Yes, I will occasionally make an upgrade for a tenant but ONLY after they've lived in the home for a year and proven themselves.
