When you go out of state, not only will you learn these critical skills, or those lessons will be very slow and likely very expensive, but you also give up the very control that makes RE an attractive asset class.

@Keith ThompsonYour comment about critical conversations reminded me of something I learned in therapy.  

This was in a multi-unit and nobody could use the plumbing, it was a critical issue that needed resolve now, not tomorrow.Retired people usually stay a long time, they don't like to move and if the place is good for they, they'll stay. 

It is relatively inexpensive and having a good relationship with your tenants is critical to being sure they take care of your property. 

You can't control what anyone else does or says, but you can control how you react to it.DEALING WITH CRITICISMBig ideas are met with big criticism.

As your net worth increases it becomes more critical to have that kind of protection, as you have more to lose and are frankly a more attractive target for people who might try to sue you, frivolously or not.

And guess what - water is a critical ressource for LCD production and clean room operations.

I let them know I am an investor and that cash flow is my critical metric (yours may be different).  

I'm curious if anyone has either set this up, or has any thoughts or criticism on this plan.  

You can compare them to see what area appeals to you the most.Now I do personally think that once you decide on a market, you are better off directing your focus in the area until you hit a critical mass.
