I read througth the updated city guidelines for ADU process and it seems like they're trying to make the process a lot smoother than prior years.

While every piece of real estate is a simple investment decision for most of us here, yours is a different animal for a couple of reasons.

I can't give a number based on units or doors, since I'm doing a blend of SFRs and multifamilies and they are different animals.

With STR being a newer animal for places that haven't traditionally been resort areas, municipalities are trying to figure out how to deal with them.

That may make the process smoother and have less surprises.

It will be MUCH easier for you to renovate when the unit is vacant, and you can do it on your own time, much smoother and you won't have to worry about cleanup in the off days.B)  If you ARE renewing with him, his stuff will be there regardless of now or later, if you have the funds/time, suck it up and do it now.
