I set up awake and think of a workable option. when we buy we sit down over a cup of coffee plan our strategy for rehab. decide on the lender we would like to use. also plan the back up lender. if the first wont help us , the second, third, fourth, fifth are presented the package.

If you can package your whole sale deals with a construction bid and a suggested hard money lender (who will provide transactional funding for free, ideally) then you can really start moving stuff at speed.

In my opinion packaging a deal is either because of convenience to a seller (dealing with one buyer and one transaction) or because a seller has some bad investments that they think will be easier to get rid of by packaging them with some good investments.
