If I have safety concerns for neighbors and repeatedly stop by to knock on the door or call the tenant repeatedly so I can can gain access to make repairs, correct problems, etc.

Its best to call a mid size builder and see if he has any interest, the big boys won't touch it because its too much work.I love cheap lots, because I'm cheap, I just did one where I purchased the lot for 4k, it had a burned down house on it knocked the house down, tossed on a nice simple spec house and made a nice profit, actually one of my better % numbers to date.

I found it odd that the owners of these mineral rights would buy them without the intent of someday coming to drill or mine, so I figured if someone holds the rights they would come knocking on your door one day.

this is what these guys are doing these days.I had a thread were i outed one last week.. and they just knocked off a legit companies website.I called the company talked to the owner they were just SHOCKED I said yup thats whats happening these days in the private lending world.. too good to be true suck those who dont really know better ripe a few grand out of them and move on.

Hi Taylor,Put on a pair of denim pants, and a sweatshirt and go knock on the door.Explain you're "thinking of" buying the house next door but want to rent it out to "a nice family" but are worried about people thinking the "Valuable Items" out front of his place might scare off the "better families".Tell him you know it would be a lot of work to move all of this "Valuable Stuff" (what's junk to you might be welding steel to him or something else, who knows), and would he be willing to let YOU hire a crew of guys to come over an move it to the backyard or haul some of it off.If he says OK, Craig's list for the workers and (finish it during the due diligence), if you let him do it, it will probably not be satisfactory.If he says no or he's a "Scary Unpleasant type" move on, b/c any tenant you get will probably want to do the same.Just my 2 cents.Good Luck!
