Those are details that are below my radar.My cynical definition is that it appears many of these companies are selling overpriced product to naive wannabe investors and leaving them holding the bag a year or two down the road when they realize market rents aren't want they were told, the property isn't rent-able without more work on it, and they can't sell for anything near what they owe.

Two bags should do it, plus primer you're looking at $70 to level it.

One thing I should tell you, is the greater Charleston area is a mixed bag and you really need to scope out each neighborhood/market to make sure it will hit your target. 

Where ever you go people will think of you as a rich Californian arriving with your  bags of money.
