Twenty-four hours is presumed to be a reasonable notice in the absence of evidence to the contrary.(9) Promptly commence an action under Chapter 1923. of the Revised Code, after complying with division (C) of section 5321.17 of the Revised Code, to remove a tenant from particular residential premises, if the tenant fails to vacate the premises within three days after the giving of the notice required by that division and if the landlord has actual knowledge of or has reasonable cause to believe that the tenant, any person in the tenant's household, or any person on the premises with the consent of the tenant previously has or presently is engaged in a violation as described in division (A)(6)(a)(i) of section 1923.02 of the Revised Code, whether or not the tenant or other person has been charged with, has pleaded guilty to or been convicted of, or has been determined to be a delinquent child for an act that, if committed by an adult, would be a violation as described in that division.

Harb  the other thing I do with my bank is a I have a secret code... only known to me and my bank so when I am on the road and I have to call in wires I use my secret code.. even though they know my voice and I know them they are my private bankers so same folks for the last decade or longer but we still go through the drill.. like a pilot and co pilot doing sterile cockpit.. they both know the landing gear needs to  be down and 3 in the green.. but they then verbally confirm with one another..

I'm not writing extra checks, I'm not collecting more money.I also recommend you have a written agreement with Tenant A that includes:- Tenant A is leaving on (date);- Tenant A loses all rights to the property and the security deposit.

As new investor, I got into Realestate because it was always an interest from young when my mother was driven to get her first home riding around finding & buying a beater having it broken into and taken our small amount of tools and helping her paint it and fix stuff or finding mr.fixits to do what we couldn't and watch like them hawks 1 to learn and 2 making sure we didn't get taken advantage of and calling and yelling at ones that left a job half done...
