Keep your leases to 1 year or less and you will be fine, especially if you have fixed rate debt.Real estate (with debt) is a great inflation hedge.Thanks for your good advice.Unfortunately inflation skyroketting during political upheavls is not unusual.I nearly escaped one when people savings evaporated overnight.People in the USA have not experienced this recently and seem to not do anything about what is going on.I would not discount this scenario only because I have seen the "undemocratic and violent ways" when the ship goes down.

Instead you should ask the original tenant to follow the lease, and evict the extra person if needed.THERE is a reason he did not apply on his own--violent felony, past evictions, no job, bad credit, some reason that is a bad reflection on him of why his name was not on the application.

We qualify tenants using Resident Research and we screen for the following: - 600 + credit score- No sexual, drug or violent related crimes - No previous evictions - 2.5 to 3x income to rent ratio, verify with paystubs- Like to see a minimum 1 year job history, verify with paystubs - Call previous landlord (if applicable) for reference I'd do some online research for local companies who do the following: HVAC, plumbing, electrical and general handyman.
