I've successfully coached new investors many times and have long-term relationships with them.Granted there seems to be a new breed of investors who in my opinion are just better suited for table-top investing...REITs and such.Thanks Ellis!

In your lease you should have a section about whether pets are allowed or not,with the cost of deposits/ pet rent/liability of damage caused by pets.You can also add a pet addendum to your lease, to clearly state the size/breed/age/ approximate weight of the pet and damage responsibility.I make all my pet fees non refundable, since that would cover at the least the cost of pest control for fleas/ticks.If these are things that wasn't discussed at the time of the verbal agreement, I would call the tenant and explain the pet policy/deposits so that you can revise your lease accordingly.

As far as insurance, the only time it was an issue (and didn't create one as the dog was very well trained when we actually met him, so we didn't push it) was when my property manager signed a 2-year lease with a couple that owned a rottweiler as they put mixed breed on the application and the manager never met the dog.
