Quick question. If you were in negotiations on the purchase of a SFH rental property in a nice neighborhood, would you be deterred by a barking pitbull that lives next door? Just discovered the dog today, and according to the owner, it is not friendly. Would greatly appreciate a any feedback.

    You will have the pit bull lovers say they are harmless.

    The fact is they can get really aggressive and turn on you in a heartbeat.

    Most apartment landlord owners insurance companies will not insure them on policy. Tenants will say we will get our own insurance and they do for one month and then drop the policy without telling you.

    I dealt with this stuff all the time when I owned my 20 unit apartment building. Families are scared of pit bulls and what can happen with their kids. It is a negative for sure. You could rent to renters that have aggressive dogs of their own and do not care but usually the owners do things like stick them in the house etc. and they thrash the place.

    I love animals but you can't keep really big animals in a small space all day. I would definitely get the price lower to compensate.
