Ones that small a shovel you should be able to cut through the roots and dig out.You said 1/2 inch to 2 inch diameter.Those are really small.If you had something big like a full blown tree stump you could put a chain around it with a truck and pull it out or just rent a stump grinder and use it for mulch.

I guess I should factor in the snow shovel I left them?

And you'll need reserves in case you go over budget, and money to pay the monthly interest payment, the taxes, the insurance, the permits, the utilities, and the guy to shovel and plow if you are working in the winter.

In January in Cincinnati you will be busy shoveling your driveway and staying indoors as much as possible, and as most of the city does.  

I know there are naysayers about scams on CL and other places, but as long as you are doing due diligence, a scam will present itself WELL before you get to the point of shoveling any money. 

Besides, we're probably getting more radiation from the recent solar flares and Fukushima than issues from a plant that closed 100 years ago.  

Use any extra income to shovel into paying down the debt, then having greater cash flow later and the comfort of knowing that the property can lose value in a crash, but that they will never be underwater.

This "landscaper" didn't even own a shovel.
