WANT TO SELL: Great House For 20% Under Market....So...I Bought It...Thanks To CL
Every investor I know is screaming they can't find any deals. This year has been pretty dry for me as well. As usual, I get up about 4AM...make coffee...and then come to BP. Then on to the MLS to see what is new. I made 2 offers on listed properties within the last 3-4 weeks and didn't get either one. So, when things are REALLY slow I peruse craigslist. The typical FSBO ad is a house that is overpriced and often times the ads are really outrageously dishonest. After reading all those ads I usually just give up and move on with my day. So, a couple days ago I see a house on CL. It looks pretty good. The more I look, the better it looks. I pull comps. Something MUST be wrong. I make an appointment to go look it over. Can't find anything wrong. Nada. I ask two brokers in my office their opinion and they say "what's wrong with it?" Today my home inspection team went by. They found very little wrong. It was the typical stuff---some exterior paint, a GFI outlet, all minor. Here was a very NICE rental...late build....3/2/2 and priced about 30K under market. I took a deposit check and signed! We are supposed to close next week. I expect to have it rented within 3-5 days of closing (we have a strong rental market). Moral of the story: there are deals....and eventually...if you keep looking....you WILL find one. I am pretty excited...this is #10. And yes....this will be the third house I bought from Craigslist!

Right on! Great job being persistant and trying new avenues when one isn't working. Have you used IFTTT before? I use it to forward leads from craigslist directly to my email. Check it out at www.ifttt.com it's super easy to set up and it's how I found my first deal, through craigslist! Keep up the great work and congrats on getting rental #10! @John Thedford
