I'm calculating for prop management even though I would likely owner-operate because I need to make something off the deal if I am focused on cashflow, especially if I scale and actually need to hire a manager.Given that interest rates in the area are about 7% and prices for single family and small multifamily have doubled (and tripled) in 7 years, the barrier feels way higher than it really should be.

My experience has been that although I outline the requirements for tenancy in my properties, both brokers and PMs still send people who would qualify for most property owners but do not meet my outlined criteria; and then are SHOCKED when I reject them.

Sure for most occupant home owners with no money in the stock market and cash tight perhaps (just my views mind you) use of their HELOC to have a house they live in paid off sooner makes perfect sense.
