How did you find this deal and how did you negotiate it?

I found this deal as an off-market property through my local network in the Hamptons. I’ve built strong relationships with agents, contractors, and other investors in the area, and one of my contacts informed me that the owner was considering selling but hadn’t listed the property yet. The owner was motivated due to personal circumstances and wanted to avoid the hassle of listing the property publicly.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I prefer to source all my deals off-market, which allows me to find properties with less competition and negotiate directly with motivated sellers. While I don’t typically work with real estate agents to find deals, I do collaborate with other professionals throughout the process.
