Assuming I can check off the above boxes, I guess we could have a lawyer (or LegalZoom) draft the framework into an agreement that we'd both sign.Anything else I'm missing?

That’s my view on the situation, so take it with a grain of salt, but try not to look at any opportunity in a binary (can/can’t work) framework but rather a “how can I make this work for me” framing.

To think that as soon as next year we could have 16 and 17 year old kids who have virtually no real world life experience and minimal contextual understanding of past policies, economics, national history, etc. swaying election results is only going to push even more short sighted agendas that have a good tag line but don't have the fundamental framework to actually solve the real problems.

Make sure you build a framework of experts in their fields that you can trust in this process; lender, realtor, contractor, etc.Buying from wholesalers is not required, and I would generally try to avoid it in my personal opinion.

Per the above framework, in North Carolina Charlotte, Wilmington appear slightly overvalued as well at +9% and +6% respectively, though other cities, say Greensboro are undervalued (-10%).In South Carolina, most cities are under to fairly-valued, with Columbia at -15% and Charleston at -2%.
