BRRR- Buying from Wholesaler?

For those who have used/using the BRRR method, are you buying from Wholesalers?

Would like to utilize the BRRR method for future properties, but would like to get a better understating.

If I do buy from a Wholesaler, I would have to buy in cash, correct?

@Ryan Johnston as mentioned above you can certainly buy from a wholesaler with financing.  Hard Money is probably the most common method but there are other types as well.  I personally only buy from wholesalers since I have a full time job and cannot spend time "sourcing" leads.  So I pay a wholesaler their fee and make sure the property still fits within the financing steps I need for the BUY step and the REFINANCE step.  Hope all of this makes sense.
