Nowadays I have a roster of probably 30 vendors that I can reach out to (and sometimes I blast through all my options for a particular problem).The biggest challenge is find good handymen for doing low hanging fruit (fix outlets, fix sink, change light fixture, spackle/paint).

you can still qualify for agency debt but otherwise start making calls to lenders that offer special financing or go back to seller .. there is always a way

Raw land, municipal water hooked up, electrical pole on site, flat/level, problematic trees felled, some fruit trees, backs to National Forest, salmon/steelhead hole, no structures. 180k, 70k down seller financed for 5 yrs at 6%.
