After extensive research and playing with fonts i have managed to print everything using handwritten looking fonts.

My second mailer was a small (A4 I believe) bright blue envelope with a half sheet of yellow paper inside with a hand written font in blue ink saying that I buy houses.

They print the letter in handwritten font and mail the letters.

Someone else, I think it was @Brandon Turner, uses a font that is based off their handwriting, which saves a lot of time but still looks handwritten.  

So, she was VERY specific about fonts, templates, even the style of stamps to use on direct mail, even going as far to say, "If you don't have a cute puppy or horse in the background of your letter, your response rate will drop from my typical 12% to the average 1-2% response rate".

So I guess I have never heard a reason to not have a license and the biggest negative is you save $400 and have to put decent size fonts on your advertising.

It's really the only way to avoid the "use my security as rent" ploy used by so many tenants that graduated from the same 'shady tenant' courses.Even though our leases have in bold, CAPS, larger font the fact that SECURITY DEPOSIT IS NOT RENT NOR MAY BE USED AS RENT, tenants say "I didn't know/understand. 

I stumbled across www.calligraphr.com when researching how to convert my own handwriting into fonts.

I dont know if I'll do the marketing myself by making a handwritten font or look for the lowest priced service i can find to do the work for.Any tips, tricks or advice regarding either bandit signs, mailing campaigns or just low price mass marketing in general would be greatly appreciated.If nothing else, in the future I'll be able to look back at this post, smile, and give thanks for how far I've come......
