Set up has 1 detached unit with its own water heater, and 2 attached units with two water heaters, one of which supplies water for both attached unit washing machines.

It's very close at this point and if I don't finish the upper half this month it's a complete wash.

The exterior of home is aluminum siding (original) and needs to be power washed and painted.  

i just got a request...well more like a mandate, from the city....code inspector walked the apartment and found a few minor things..no biggie...the thing that pissed me off was he said the bathroom sink was filthy and i had to clean it...i said, if i have to start cleaning my tenants' sinks, they'll be getting 30 day notices...since when is it a landlord's responsibility to clean up after a tenant?!

No hibachis within 10 feet, 1 car only, guests park on street, no shoes on hardwoods, no grease down drains, no noise after ---, no guests more than x days, no pet sitting, no non operating cars, water the lawn, responsible for all unsubstantiated repair calls, no solvents, no cleaning your motorcycle in the living room, no candles, no drying your fish on the roof, no couches on the front lawn, no blocking furnace vents you dumb axx, no materials with x feet of furnace, no alterations of any kind, etc etc

My monthly payment will now increase to $320 a month washing away my cash flow. 

Was he selling a few ounces to his buddies, caught with a pound and was technically dealing or was he actually selling large amounts?

For example two hose bibs outside in the common area and if unit 1's tenant used it to wash cars who pays now?

Lots of other trouble spots - washing machines, dish washers, toilet tanks, hot water heaters.

the property is a shell and most likely been vacant for years.the wholesaler maintains the city will wipe clean the taxes and the new owner will not be liable for the any liens, however it may take some time for the city to wash the process and clean the title.
