why would you buy a prop for 2.2 mill that maybe will sell for 2.5?

Hello my daughter and I are interested in building or buying a four Plex in Vegas or Henderson.

I'm talking to a few about eventually looking at long term rentals as the STR market seems to be pricing the locals out of the buying market.  

Have a buyer who wants to buy a home in CO, but lives in CA.

Is there someone that has a proforma they'd be willing to share or somewhere to buy one?

Investment Info:Small multi-family (2-4 units) buy & hold investment in Milwaukee.

I am most interested in Wholesale and Buy and Hold Opportunities.

Just curious if anyone out there has any experience in investing in Montgomery, how its worked out for them and if they have any insight in regards to a Canadian buying here! 

Because I have no capital to begin investing my own money, Peter is going to teach me how to wholesale and build up revenue to eventually invest in a commercial property of my own to buy and hold.
