New Investors want to buy/build 4 plex

Hello my daughter and I are interested in building or buying a four Plex in Vegas or Henderson. We are new to investing, we would like to live in one unit and rent out the other three however I haven’t seen any four Plex for sale in the area and one really awful duplex. We both make near 100k each a year and we are tired of our jobs. Any advice/info would be most helpful. Thanks.
