Purchase price, estimated rehab, approximate ARV, age of property, comps etc(Of course I always recommend buyers due their own due diligence as many wholesalers minimize rehab and stretch ARV).

There was some delays and added costs, 80% of the electrical was replaced, all mechanicals was replaced, tons of pipes were replaced including broken cast iron pipes.

@Jared BakerMake sure you do your due diligence on the 8 unit but if you are able to acquire it with a minimal down payment and owner financing, it could be a deal.
