BRRRR in Long Island, Suffolk County NY

Hey BP,
I have read numerous posts here stating it's very difficult to do a BRRRR here on Long Island. I'm running numbers using the BRRRR calculator, and I'm finding deals given (keyword, given) my offers get accepted. I'm trying to find 3 bedroom SFH's and adding 2 more for additional rental income (I think that's called house hacking?). Am I missing something from my example here?
