When working through the details with an attorney think about 1) Consideration for tax implications, 2) Understanding of legal and regulatory obligations and 3) Preservation of eviction rights.1) Even when compensating with free housing (not sure if that is the recommended approach because of #3 below or perhaps a hybrid of subsidized and monetary compensation as Sue suggested) you will need proper documentation (equivalent comparable market analysis) to be able to report the operating costs for tax reporting purposes.2) There could be legal and regulatory obligations if you are considered an employer3) Just like hiring an employee, there is never a guarantee there is mutual satisfaction.

And in the past, for less credit worth tenants, we take two months rent deposit, but with rents in the $2,000+/month, we're take only one month, (NY state now limits it to one month) and if we quibble over every little hole in the wall, no body gets anything back, and we'll wind up in court every time.

ThiEnsure that any modifications for disability access they make with your permission are reversible and they agree to reverse these modifications at their expense and not leave you your property with rails and other modifications which an able bodied person will not want in their home if you need to find a new tenant in the future and ensure that all reversal of modifications are done in a professional manor and you are not left with silicone preventing windows from closing or anything else for that matter.You should have everything documented and signed by tenant or the legal carer .
