When I started I told someone I looked up to that I would give him first right of refusal on all my deals if he's teach me how he was analyzing them along the way.

I do also get young bucks with NYC style accents being pushy on the phone, but I won't give them the time of day due to their pushiness.

If you really want to go the house-hack style, rent-by-the-room model, you can do that and do well, but be sure your lease addresses the issues specific to that model.

If the tile is a style I don’t like, but, it’s not chipped, I save it, etc etc… the trick for me is to start with all major mechanical items: hvac, HWT, panel, and then add the roof… if all that checks out then the odds of a minimal rehab are even better!!!
