Some sellers may not like the buyer recording a memorandum of option on the deed, and in most other states you don't need the full legal description to still be in compliance with the statute of frauds within that state (but you do in NC).Are there any other funky laws in other states that I'm not aware of?

Those are the rents listed in the sellers description online.

Also, the gravel doesn't need to be anything fancy or expensive, just whatever your local rock quarry offers that meets that description.

When I got my first deal under contract, I posted it ok Craigslist with some pictures, a painfully honest description, and all of the numbers.

The trouble with that thought is that I'm looking to owner-occupy and I take the train to NYC regularly for my day job... so I'm geographically pretty limited with this initial property.

The geographic of the area just don't lend itself to looking pretty, regardless of how nice it is, and I think in Dover that matters.

My only question, and it's certainly not a deal breaker, is whether or not the site will benefit me based on demographics and geographics.
