I was able to lease out two properties this past week (with leases starting this weekend) to excellent tenants with stable jobs (food distribution worker/ truck driver, healthcare worker/industrial contractor). 

I have a excell spreadsheet I use for deal analysis (similar to the bp calc, but with some differences).

These were all excellent tenants and will get on their feet again once they can get back to work.

but for the times when I was looking for a tenant, I never accepted pets.... but I got a lot of great local people, with excellent jobs, asking if I'd make an exception, giving me a blow by blow of the wonderment and great manners of their pet(s).... and I'm a dog owner, a 17 year old mini-poodle, so I'm a dog fan, I understand!

Then wait until the dust starts to settle a little bit before buying (maybe 12 months) Your profit or secure position is determined with a excellent purchase in real estate more than anything.
