Originally found BP from the podcast which like @Hadar Orkibi a mate of mine locally, I listen to religiously and save a number of episodes specific to my interests to go back over when I find time on the end of a paint brush ;-). 

Pretty sure that was the Tim Ferris episode but I can’t remember the app.

I have also read about ten books on real estate investing (including three from Brandon Turner, which I recommend to everyone) As well as have been practicing running numbers on potential properties (a tip I heard on a past episode)As for my current plan, I am currently seeking my first multi-unit property that I can house hack, as well as a few SFR to fix and rent out.I am eager to make connections and establish relationships on BiggerPockets!

I also got her to listen to Episode 2 of the podcast.

If you don't have time to listen to them all you may want to cherry pick the episodes that focus on house hacking.  

I recall a BP episode in which @Brandon Turner mentioned that he was buying  a property all cash but it almost got ruined because his cash was private money and he ended up having to take out HELOCs to save the deal. 

I was inspired by the Ashley Hamilton episodes on Youtube.
