If the guy's worried that you could do this deal with him and then cash him out 12 months later with a refinance, you can always build in a pre-payment penalty either with a de-escalator or just a flat figure (try to avoid it if possible).

Hello new to the bp site , We’re in the market to sell our primary residence in spring 2019 , but found an off market deal in the area we are looking to buy almost to good to be true so decided to get a pre approval and with the equity in our home after being sold it would cover the cost of the cash price the owner is asking before it hits market .

The problem with using a pre-existing LLC is that you are often adding whatever liability which rests in the existing LLC to your new property, so it can be a good idea to start fresh.
