Question about an off market deal

Hello new to the bp site ,

We’re in the market to sell our primary residence in spring 2019 , but found an off market deal in the area we are looking to buy almost to good to be true so decided to get a pre approval and with the equity in our home after being sold it would cover the cost of the cash price the owner is asking before it hits market . The catch is with the equity after the sale of our home and the pre approval how would I turn that to all cash to lock in the property at home owners request with the property being discounted below market value ? She’s looking to bring the property to market in the middle of February at a higher price so this doesn’t leave us with much time , I would hate for the deal to fall out . Any suggestions would appreciated .
