You can buy the property on your own (with the help of a partner, using HML, etc.) or your IRA can buy this property (again, partnering with someone who is not a disqualified person, getting a loan, etc.) but joint transaction when you and your IRA are both involved would not work.When buying in an IRA, you have to use non-recourse financing (conventional financing would not work since it required personal guarantee).
