In Maryland notices to the homeowner say they must respond in 30 days, but the foreclosure itself can take another year and the owner can redeem at any time until the foreclosure is final.

Have never purchased a Freddie Mac property, but Fannie Mae does prohibit conveying the property for specific sales price (usually 20% higher than the purchase price) for 3 months.

The problem is that most lenders have fannie mae overlays that require seasoning.
