My idea is to buy a property every three years and create a pasive income structure for me and my family, any sugestions?

The way the rep and I are structuring the contract is with options that buyer needs seller is good with price but since buyer plans on not closing the deal can me and the other rep get paid in escrow?

This seems to lie somewhere in the middle if i can structure the deal appropriate.

A properly structured contract would allow you to take over conttrol of the project without foreclosure by shifting the beneficial interest from the investor to you as project milestones are missed.I realize this suggestion comes a little late in the game for your current situation, so give CRR a call, but before the next time look into using a land contract.

My lease specifically says that tenants are responsible for all plumbing unless its a structure issues (i.e. routs, etc).

just a suggestion for next time -   Since your buyer approached you unsolicited they may have been willing to extend or structure a closing that would have been flexible to give you some more search time.
