I had some serious enquiries, so I accepted one and then built the cabin the day before they arrived :)Since then I've been hosting on Airbnb and performing music and really enjoy the vacation rental thing SO much more than traditional land-lording.  

Another thing, the kitchen door originally was short, I had it reframed, and now it is a standard sized door.

We have one that we are putting back on the market tomorrow with owner financing that would be perfect for an owner occupied "house hack" where they could get a type 1 short term rental permit.  3 units, 4/2 on top, 2 one bedrooms on the bottom with pool.  

I think REI is the best path for me to take to increase my capital with passive income and short term goals, Long term investing is not something I want to start out with.

I'm gonna keep this short and simple: If you want free leads of absentee owners follow this method..if you know your market: go to gosection8.com and text all the landlords on the site something like "I see you own a property on 123 street I'm looking to invest in the area would you be open to possibly selling a property?"

Just read yesterday that a landlord in Miami is facing fines of $20,000 because his tenant did short term rentals.

This avoids short-term rental restrictions and makes property management reasonable.

I am about to get into the REI game here very shortly and I am serious about achieving my long term goals.

I feel like my understanding of the business has increased substantially in these 3 short months but I believe it is now time to take the next step and get myself out there.

If it is a great property that will cash flow well you can delay putting in new windows for a bit and then with the extra cash flow have to ability to pay for the windows in a pretty short time frame.
